JUST SOLD. Lots of agent we talk to says they don't like doing "Short Sales" listings and the process is long and the payout is little, we say all clients deserve the full attention of their agent and support regardless if it's a "Short Sale" property or a traditional sale property. Yes, short sale properties are not easy to sell and requires patience, experience on how to handle the whole process from start to finish. We listed this home on the market as Short Sale due to seller losing her job and fell behind on her payments due to financial hardship. She purchased this property only one year ago and her neighborhood didn't appreciate as much in value in a year for her to sell as a regular sale. She reached out to us for help and her lifeline to avoid house going into Foreclosure. We listed the house got a buyer within a week and got the short sale approval from her lender in 30 days, the day of closing buyer's co-signer decided not to co-sign and backed out and canceled the escrow. Yes, it's frustrating to be in this state of approval and start the process all over again. We put the house back on market, got the replacement buyer and then again submitted the complete short sale package to lender for approval, it took 3 weeks for us to get the new buyer approved by the short sale lender and finally we were able to get this closed and relief the seller from this burden and helped her avoid Foreclosure.
